What is a commercial appraisal?

A commercial Utah appraisal needs to be specified within the bounds of the Uniform Standards of Professional Appraisal Practices. Generally, an appraisal is presented as a narrative report with 50 to 200 pages detailing the assignment and provides:
  • Zoning analysis
  • Improving Appraisal Value
  • Highest and best use analysis
  • A detailed site and building description
  • An overview of the area, community and neighborhood
  • A recommendation of the most appropriate valuation to use
  • An in-depth discussion of one to three different approaches to value
